1st year coverage warrants the workmanship and materials of the home as well as minor and major mechanical systems.
2nd year coverage warrants the major mechanical systems of the home (i.e. Plumbing, Electrical and HVAC)
10 year major structural defect warranty coverage. From year 3 through year 10, any major structural defect claim submitted will be administered by the home warranty company.

As designated by the limited warranty, an emergency includes situations such as:
Total Loss of Heat – when the outside temperature is below 45 degrees F.
Air Conditioning Failure – when the interior temperature exceeds 95 degrees F.
Total Loss of Electricity – contact the electrical provider first to confirm an outage before contacting HMH/Rendition.
Total Loss of Water – contact the water provider first to be certain the problem is not a general outage in the area.
Plumbing Leak – must be a major leak that requires the entire water supply to be shut off.

Buying a new home is a major milestone in life. It is the single greatest purchase we will ever make therefore it is essential to protect this investment. Creating a schedule for home maintenance is highly recommended. Knowing the parts of the home that require periodic maintenance and addressing them on a regular basis will keep them from becoming problematic. For example, the caulking around the windows should be checked semi-annually for cracks and/or shrinkage then re-caulked if needed.
